Attached to the front of the main house is the following which can easily be converted into another house for minimum cost. Total cost to make main house and annex perfect should cost no more than €5,000 including all materials and labour. Labour is between €60-70 a day. A bag of cement is €3.15 to give you an idea of prices.

Las Canteras is a quiet village just 11 minutes (drive) from the centre of Ugijar. The village benefits from mains electricity and water. There is also a waste disposal service which is quite a new thing around these parts! There are stunning views than can’t be tired of and a relaxed atmosphere with all that live here. There is the occasional rush hour when the goat herder walks past the house or the lady with the laden mule strolls up the hill in the evening! There is a variety of people that reside here. English, French, Danish, German and of course Spanish.

The main town is just 11 minutes away and that will get quicker when the new road is finished. The town has:-

I am sure you are aware that in Spain there is a 7% charge when purchasing a house here (IVA). That could and would naturally put a lot more on the purchase of the house. Do not fear as there is a way around such a payment and that can be discussed when interest is shown. If you would like a rough breakdown about this, please email me. It would amount to a figure of £6965.00 but the whole amount can be avoided thus putting the house price back to the listed one.

All the following are based on 12 months full living in the house and are for guidelines only.

Water- €70.00 per year
Council tax-€12.00 per year!
The above was not a typing error, €12.00 is the amount of tax per year. In fact, last year it was €11.84 to be exact!

Free food with every beer wine or non alcoholic wine (mosto) in all the bars
Wine in the supermarket here starts from about .60p a litre and beer from about .27p a pint. Nice!
Cigarettes are from about € 1.80 for 20
Petrol € 1.05 a litre
Three course meal with drink comes to about €8.00
Most cement/plaster etc is about €3.20 per sack
Paint brushes start from €.30
To strip, clean and repair a computer comes to €24.00
There is a machine in the BP Station that sells beer 24 hours a day!!!
2 eggs, cheese on a large half cut French stick comes to €1.50
Coffee- €1.00
Neighbours will give you bags of fruit and vegetables for nothing.
Free parking everywhere
Flights to Almeria start at around £27.00 return from Stansted (skyscanner is a good web site for flight prices)

Internet and telephone can both be connected to the house.

There are a lot of suppliers in the area that install Sky TV at a one off payment for life. (from about €300.00 I think)

A golf course is due to be sited just a 10 minute drive from the house which will naturally add a lot to the value of the property.

The new road will also add to the value of the property when completed and will save an awful lot of time on all major and local journeys.

I have a very genuine reason for selling the property.
